Moss, Weeds Or Washed-Out Joints

Growth in the joints means the old sand has broken down and is holding moisture — it can't stabilize the pavers anymore. We blow every joint out down to the base, clean the paver faces and joint walls, then install fresh polymeric sand and compact it in.

Why Polymeric Sand Beats Regular Joint Sand

The step most jobs skip: compaction. After the sand goes in, we run a vibratory compactor over the pavers so the sand settles all the way down into the joints. Skipping it is the number one reason a cheap re-sand fails within a season. We also schedule cleaning, sanding, and sealing on separate dry days — polymeric sand and sealer both need dry conditions and the right temperature to set correctly.

Honest note on weeds: polymeric sand makes it much harder for weeds to take hold, but seeds blow in and settle on top of any patio. With proper care after installation — a yearly maintenance wash — the joints stay tight and weed growth stays under control.

We Clean With Hot Water Up To 200°F

Most companies run cold water off your spigot. We run heated water up to 200°F, which does the work that pressure alone can't — without beating up your pavers.

Deep Clean & Joint Blowout

Rotary surface cleaner lifts dirt, algae, and organic buildup evenly across the pavers. Where sand has broken down, we blow out every joint down to the base so nothing degraded gets sealed underneath.

Polymeric Sand Installation

On a separate dry day, we sweep fresh polymeric sand into the joints, blow off the paver faces, and activate the binders with a controlled mist so the sand hardens into a firm, weed-resistant bond.

Frequently Asked Questions

Do my pavers always need to be re-sanded when they're cleaned?
Not always. If the existing joint sand is still hard and intact with no moss or weeds, a maintenance wash removes surface dirt and algae without disturbing the sand. If the sand has broken down or growth has taken hold, a full joint blowout and re-sand is the right call. We'll tell you which you need during the on-site assessment.
What is polymeric sand and why is it better than regular joint sand?
Polymeric sand contains binding agents that harden after activation with water. Once set, it locks pavers together much more firmly than plain sand, resisting weed growth, insect intrusion, and washout during heavy Capital Region rain.
How long does polymeric sand last?
It depends on drainage, how the patio was originally installed, sun exposure, and traffic. In our freeze-thaw climate, pavers should be treated as a hardscape that needs periodic maintenance — plan on inspecting joints every few years and re-sanding when they start to break down.
Is sealing necessary?
Sealing is optional but strongly recommended in the Capital Region. It protects against stains, UV fading, road salt, and moisture intrusion, and makes routine cleaning much easier. We offer natural, wet-look color-enhancing, and invisible options.
Is paver sanding and sealing weather-dependent?
Yes. Both polymeric sand activation and sealer cure need dry conditions and appropriate temperatures. We usually schedule cleaning, sanding, and sealing across separate dry days so everything sets correctly.
Can I walk on it right after?
Foot traffic is fine in about 24 hours. Wait roughly 72 hours before driving or parking on sealed pavers to let everything fully cure.
Will cleaning damage my pavers or landscaping?
No. We use a surface cleaner sized for pavers so we don't gouge the faces, and we protect and rinse surrounding plants before, during, and after the job.
