About This Service

Commercial Pressure Washing Done Right the First Time

Curb appeal moves customers through your doors. We service businesses, HOAs, and property managers across New York's Capital Region — Albany, Schenectady, Troy, Saratoga Springs, and Clifton Park — with recurring cleaning contracts, after-hours availability, and Certificates of Insurance on file.

Who We Serve

Commercial Properties Across The Capital Region

We clean for retail plazas and standalone storefronts along Wolf Road and Central Avenue, restaurants and bars in downtown Albany, Troy, and Saratoga Springs, medical and dental offices, apartment communities and HOAs in Clifton Park and Halfmoon, self-storage and light-industrial facilities off the Northway, churches, schools, and municipal buildings.

Typical scopes include concrete sidewalks and entries, building exteriors in brick, EIFS, metal panel, and vinyl, drive-thru lanes, loading docks, dumpster pads and corrals, parking garages and stairwells, awnings and canopies, and gum, grease, or graffiti removal.

Property managers running multiple sites get one point of contact, one calendar, and one invoice — not a different crew and a different bid at every address.

Scheduling, Insurance, And Site Safety

Most commercial work happens outside business hours. We regularly run early morning, late evening, and overnight so customers, tenants, and staff never see a wet lot or a cordoned entry during operating hours. For restaurants that usually means after close; for retail, before the doors open.

Certificates of Insurance are issued to your specifications and sent to your risk manager or management company before the first visit. We carry full general liability, and we can add the property owner and management entity as certificate holders when required.

On site we cone and sign wet work zones, protect storefront entries, control and recover wash water where the property requires it, and stay clear of air intakes and electrical. Every service closes with before-and-after photos and a dated service ticket so you have documentation for ownership or the board.

Recurring Maintenance Beats Emergency Cleaning

The cheapest way to keep a commercial property clean is to never let it get bad. Quarterly sidewalk and entry cleaning costs a fraction of a full restoration on concrete that's been ground in with grease, gum, and winter salt for three years — and salt in particular does real damage to Capital Region concrete when it's allowed to sit through repeated freeze-thaw cycles.

A common annual plan here looks like a spring wash after the salt season to reset the whole property, a mid-summer touch-up on entries and high-traffic walks, a fall cleanup after leaf drop, and dumpster-pad service on a monthly or quarterly cycle depending on volume.

We bid recurring plans as a firm annual number so it lands cleanly in your operating budget, with net-30 terms on approved accounts and volume pricing for multi-site portfolios.

FAQ

Frequently Asked Questions

Do you handle graffiti and gum?
Yes — specialty removal available as add-ons.
Insurance?
Fully insured — COI issued to your specifications.
Net-30 billing?
Yes, on approved commercial accounts.
How much does commercial pressure washing cost?
Commercial work is bid by scope, not by a flat rate. Small storefront sidewalk cleaning often starts a few hundred dollars per visit, while full building washes and multi-site portfolios are priced after a site walk. Recurring contracts always price better per visit than one-off calls.
Can you work after hours or overnight?
Yes. Most of our commercial cleaning runs before opening, after close, or overnight so operations aren't disrupted. Tell us your window and we'll schedule inside it.
How fast can you get a Certificate of Insurance to us?
Usually within one business day of accepting the bid. We issue the COI to whatever holders and wording your risk manager or management company specifies.
Do you service HOAs and apartment communities?
Yes — clubhouses, mail kiosks, pool decks, breezeways, stairwells, sidewalks, and building exteriors. We're comfortable presenting scope and pricing to a board and working through a management company.
Do you handle wash-water containment and runoff?
Yes, where the property or municipality requires it we contain and recover wash water rather than letting it enter a storm drain. Tell us the site's requirements and we'll build the containment method into the bid.
Can you remove oil and grease stains from our parking area?
Yes. Grease at dumpster pads, drive-thrus, and restaurant back doors needs hot water and a degreaser rather than pressure alone. Old, deeply penetrated staining lightens substantially but may not disappear entirely — we'll set that expectation during the site walk.
What areas do you cover for commercial work?
The entire Capital Region — Albany, Schenectady, Troy, Saratoga Springs, Clifton Park, Colonie, Latham, Guilderland, Rensselaer, Bethlehem, Halfmoon, and surrounding towns. Multi-site portfolios across those towns are handled on one schedule.
How often should a commercial property be cleaned?
Storefront entries and sidewalks do best quarterly. Dumpster pads and drive-thrus often need monthly service. Full building washes are typically annual, scheduled in spring once the salt season ends.

The guys did a great job and the house looks beautiful. My sister drove by and said the same thing — it looks beautiful. They were so nice to talk to and deal with. I have recommended them to my family and friends.

In a state of bereavement we reached out and got an earlier date. When we returned from funeral proceedings the house was impeccable. Even areas we had no time to prep for were done. Nice work for sure. Call them — you won't be disappointed!
